Patio Repair FAQs

It will usually be $12 to $18 per square foot. The cost-per-square-foot only includes the area that actually needs repairing, not the whole patio. If only 100 sq ft of a much larger patio has sunken, the repair might be $1000 to $1600.

If there are weeds growing between bricks, it means there's soil in the cracks or soil directly under the bricks. Maybe the contractor who originally built the patio put ordinary sand between the joints. That sand can wash away and been replaced by soil. For a long term solution, we recommend replacing the joint material with polymeric sand. We would be happy to take care of it.

The ground beneath your patio expands and contracts with moisture changes, especially in areas with clay-rich soil like Winnipeg. When the soil gets wet, it swells – sometimes unevenly – lifting parts of your patio. Then in dry spells, it shrinks, which can cause sections to settle or sink. This constant movement creates an uneven or wavy surface over time.

We can fix this!

Sometimes large areas of a patio will sink. This is caused by settling of the soil under the patio or a poorly compacted stone base.

If the patio was built on soil that has been disturbed even in the last ten years, it's common for sinking to occur.

This can be fixed.

Gaps between pavers mean that some bricks have shifted from their original positions. While this might be a sign that edge restraints are failing or were improperly installed, it is more often due to movement of the subsoil beneath the patio. In clay-heavy areas like Winnipeg, the soil expands when wet and contracts dramatically during hot, dry spells. This seasonal movement can cause parts of the patio to settle unevenly, pulling some pavers slightly apart and creating gaps. Most of the time, on a well-built patio this is no problem. The interlocking brick system is meant to have flexibility. But if it has become a problem on your patio, give us a call!

If the edges of your patio are sinking, it’s usually because the base stone was not extended far enough beyond the edge of the bricks. The soil right at the edge may settle or erode over time, leaving the outer bricks unsupported.

Bricks may become loose if they were not set tightly originally or if the joint sand has been lost over time.

Breakage can occur with low-quality pavers or from impact or stress (such as something heavy being dropped on them). This is not usually much of an issue. A cracked paver, while being imperfect, may not affect the strength of the patio. As long as it is locked in place with sand, it will still be structurally sound and it may not be worth the effort to replace it.

Discoloration and stains can come from rust, organic matter like leaves, or spills such as grease or oil.

If you have an older patio that has become weedy, the long-term solution is to remove the soil that is between the pavers and replace it with new polymeric sand. Weeds grow when there is soil. What we do for situations like this is simply remove the bricks, clean them up and put them back together using new polymeric sand in the joints.
